Job Description

Basic Function and Scope of Responsibility:

Provides heating, ventilating, air conditioning and refrigeration work in the installation, maintenance, and repair of commercial and window refrigeration and air conditioning equipment, including large and small chillers, ice machines, walk-in freezers, electric and electronic controls, air handlers, and water treatment equipment. Works from blueprints, sketches, and owner's operating maintenance manuals. Adjusts equipment, checks for leaks and faulty parts.

Essential Job Duties:

Level I

  • Install equipment, assemble, connect, and repair piping and refrigerant lines, install and maintain electrical controls and check the voltage.
  • Place equipment in operation and test for satisfactory operations. Adjust and document the operation of pumps, humidifiers, filters, and valves.
  • Lubricate machinery and recharge systems with refrigerant.
  • Examine equipment to detect defects such as leakage and faulty compressors and condensers.
  • Clean, inspect and service air conditioners, condensers, evaporators, and cooling towers.
  • Inspect, maintain, and repair combination and dedicated heating-cooling units, VAV boxes, fan powered boxes, air control valves
  • Inspect, evaluate, and adjust electric, electronic, and pneumatic control systems
  • Provide preventive maintenance of equipment, including checking and tightening belts, greasing motors, replacing bad belts, and changing filters.
  • Assist with the testing, adjusting and balancing of air distribution and hydronic systems
  • Assist with the routine and specialized testing of critical building systems such as the emergency generators, automatic transfer switches, building uninterrupted power system (UPS) and building automation system control and sequence of operation for loadshedding and critical system integration.
  • Maintain tools and equipment.
  • Maintain inventory of items used in maintenance and repair work.
  • Must be Universal CFC certified or agree to obtain this certification within one year of employment as a condition of employment
General Facility Support Services as Follows:
  • Provide support and assistance as required for special maintenance projects (e.g. office moves, installations, furniture moving and coordination, warehouse inventory, office set-ups, etc.)
  • Perform routine safety / security checks of buildings and grounds; resolve any concerns with abilities (i.e. mopping up spills) or notify appropriate personnel for safety concerns as appropriate
  • Operate all company vehicles safely including a cargo van, and pallet jacks
  • Use company owned vehicle to travel to local equipment, supply or building material dealers to pick up miscellaneous parts, supplies or tools needed, adhering to the company Travel and Expense Policy
  • Keep common printer areas organized and stocked with paper
  • Manage outgoing daily mail and assist as needed
  • Monitor the ongoing effectiveness of third-party cleaning company
  • Oversee day to day cleanliness and maintenance of the pre-accessioning area, kitchen, break room, conference rooms and other common areas (order and stock supplies, keep areas organized)
  • Perform routine safety / security checks of buildings and grounds; resolve any concerns with abilities (i.e. mopping up spills) or notify appropriate personnel for safety concerns as appropriate
  • Collect trash throughout the facility and move to outside dumpsters daily
  • Conduct inventory, order and restock kitchen and janitorial supplies
  • Utilize internal software systems
  • Hold and maintain a valid driver's license and excellent driving record
  • Ensure recommended vehicle maintenance and repairs are completed as necessary
  • Actively participate in team and company meetings
  • Work is performed under close supervision and is reviewed through inspection while in progress and upon completion.
  • Other administrative duties as needed
  • Other duties as assigned by management
Level II
Perform all duties of Level l, and in addition:
  • Plan, coordinate, conduct, and document routine and specialized testing of critical building systems such as the emergency generators, automatic transfer switches, building uninterrupted power system (UPS), chillers, air handlers, rooftop units, walk-in freezers, and coolers, building automation system control, and sequence of operation for loadshedding and critical system integration.
  • Develop and maintain preventative maintenance programs for installed equipment based on manufacturer's operations and maintenance standards and procedures
  • Plan, coordinate, execute and document the testing, adjusting, and balancing of air distribution and hydronic systems.
  • Make necessary adjustments to balance systems and bring them back under control.
  • Inspect, troubleshoot, adjust, and calibrate electric, electronic, and pneumatic control systems
  • Provide administrative services for the building automation system or DDC control system
  • Ensure that all system testing, and operation is maintained and documented in compliance with customers, auditors, company policies, governing standards and regulations
  • Assist Safety Officer in emergency response and preparedness
  • Develop and maintain relationships with vendors and contractors
  • Maintain records of all scheduled and completed building-related maintenance and repair work
  • Maintain facility plans such as floor plans and electrical/mechanical plans
  • Coordinate maintenance and repair work with users and contractors
  • Safely operate company owned 24' box truck, forklift or other machinery as necessary to unload or move components for storage, staging or placement
  • Work is performed under general supervision and is reviewed through inspection while in progress and upon completion.

Qualifications

Essential Knowledge, Skills and Abilities:

Level I: Minimum
  • High school diploma/GED or the equivalent,
  • HVAC/R Technical school or equivalent, certification and/or degree preferred
  • Minimum of 2 years' experience and/or formal training in the HVAC/R trade
  • Familiar with the application of testing, adjusting, and balancing processes and procedures for air distribution and hydronic systems
  • Knowledge of common BAS and DDC control systems, such as, HVAC, electrical, emergency power, plumbing, pure water production, security intrusion detection & monitoring, and fire detection and suppression
  • Knowledge of the standard practices, materials, tools, equipment, processes, and techniques of the trade required, including use of torch and welder.
  • Presents a courteous and helpful demeanor, appropriate for the workplace and visitors, or any other person an employee encounters while representing the company.
  • Maintains current knowledge related to applicable statutes, regulations, guidelines, and standards necessary to perform job duties in accordance with the requirements of the Corporate Compliance Plan.
  • Must be able to work from written and oral instructions, read diagrams and blueprints, and maintain standard records.
  • Hold a valid driver's license and excellent driving record
  • Must be able to lift up to 50 pounds to carry equipment and supplies.
  • Good dexterity, balance and coordination required to work from ladders and scaffolding.
  • Position requires standing, lifting, climbing, reaching, stooping, bending, pulling, squatting, and walking.
  • Must be able to wear half mask respirator to comply with OSHA requirements.
  • Basic knowledge of building security, fire alarm, fire suppression, emergency power systems, and building operations, and upkeep; and personal safety
  • Ability to read and interpret documents such as internal SOPs, operating and maintenance instructions, and procedure manuals
  • Ability to work independently with little to no supervision
  • Solid judgment and decision-making ability
  • Goal oriented, with excellent time management and organizational skills
  • Excellent interpersonal skills, with ability to interact effectively and work efficiently with people at all levels in an organization
  • Ability to respond to emergency calls to perform emergency repairs during off-duty hours by using a pager, telephone, Department vehicle, hand tools, power and specialty tools, and necessary materials.

  • Intermediate level of proficiency with PC based software systems
Level II: - Fully meets the qualifications of Level I plus the following:
  • Minimum of 5 years prior experience in the HVAC trade
  • Complete HVAC/R Technical school or equivalent, certification and/or degree required
  • Proficient in the application of testing, adjusting, and balancing processes and procedures for air distribution and hydronic systems
  • Advanced understanding and knowledge of common BAS and DDC control systems, such as, HVAC, electrical, emergency power, lighting control, plumbing, pure water production, security intrusion detection & monitoring, and fire detection and suppression
  • Advanced understanding of the application of testing, adjusting, balancing, and calibrating processes and procedures for air distribution and hydronic systems
  • Advanced knowledge of the standard safety practices, materials, tools, equipment, processes, and techniques of the trade required, including use of torch and welder.
  • Ability to manage projects, direct work activities, prioritize and multi-task
  • Ability to build relationships and effectively communicate with vendors and contractors
  • Basic understanding and knowledge of building drawings
  • Ability to operate a 24' box truck and forklift safely and efficiently.
  • Advanced level of proficiency with PC based software systems
Physical Requirements:
  • Physical dexterity sufficient to use hands, arms, and shoulders repetitively to operate a keyboard and other office equipment, use a telephone, access file cabinets and other items stored at various levels, including overhead
  • Ability to speak and hear well enough to communicate clearly and understandably with sufficient volume to ensure an accurate exchange of information in normal conversational distance, over the telephone, and in a group setting
  • Ability to continuously operate a personal computer for extended periods of time (4 or more hours)
  • Mental acuity sufficient to collect and interpret data, evaluate, reason, define problems, establish facts, draw valid conclusions, make valid judgments and decisions
  • Using assistance as available, must have physical ability to push/pull heavy loads (may be in excess of 100 pounds) from one building to another across and asphalt parking lot
  • Ability to work in varying and potentially extreme temperatures, including exterior maintenance during cold and hot conditions and interior storage units including coolers and freezers.
