Job Details:
The Senior Director Realty is responsible for all aspects of portfolio management for Tyson Foods to include analyzing the risks and opportunities of real estate investments, selecting properties for investment portfolios, performing transactions on behalf of clients, and advising clients on their real estate investment strategies. Additionally this role oversees corporate amenities, including cafeterias, mail services, and the Tyson art collection. Expertise in corporate real estate, finance, and local property markets is essential.
This is an onsite role based in Northwest Arkansas, this role is not eligible for hybrid or remote work. If selected, candidate should be ready for relocation (relocation package available)
Essential Duties:
- Lead the real estate portfolio management, including asset identification, site improvements, lease renewals, subleases, acquisitions, and dispositions.
- Collaborate with leadership on property management strategies and long-term capital planning.
- Oversee property transactions, including acquisitions, sales, and lease terminations, lease renewals, property negotiations, and strategic rent reductions.
- Manage relationships with external partners (AHJs, community leaders) to ensure project success.
- Work cross-functionally with legal, tax, and finance teams
- Manage real estate transactions, negotiate leases, and support property closings, ensuring compliance with financial and legal requirements.
- Evaluate real estate investments and forecast ROI for strategic decision-making.
- Oversee property management and collaborate with stakeholders to address maintenance, CAM issues, and regulatory approvals.
- Support capital projects, site planning, and asset lifecycle management in coordination with the Tax, Legal, Finance, and Facilities teams.
- Facilitate property evaluations and negotiations with external partners to enhance Tyson's strategic position.
- Manage workplace functions to include corporate cafeterias, the Tyson store, mail services, and amenities to support Tyson team members.
Requirements:Education/Certifications: Bachelor's degree in real estate, business, engineering, or related field. Master's degree preferred. CCIM or other commercial real estate certification preferred
Experience: 12 years of combined project, program, and portfolio property management.
Computer Skills: Advanced experience in spreadsheets, Power Point, other Microsoft Office suites and statistical analysis.
Communication Skills: Excellent verbal and written communication skills and the ability to handle all situations in a professional manner; formal presentations and public speaking to large groups on familiar work-related topics.
